DESCRIPTION

57.61 acres of open and wooded along County Road NN, Catawissa MO.  There are 16+- acres of open land and the balance is wooded.  Plenty of frontage on Hwy NN and less than 5 minutes from two Missouri parks/conservation areas, Don Robinson State Park and LaBarque Creek Conservation Area.

The cropland has laid idle for the past two or three years. I understand that it was in soybeans before that. It has not grown up much and would be easily converted back to cropland.

While taking pictures as I come around the row of cedar trees, I noticed 8 or 10 whitetail run into the woods; but it was too late for me to get my camera out. Lot of deer trails on this property. Great home sites with open land for livestock or horses and hunting…

Note: Davies Lane at the North end of the property is a private road and cannot be used for access to this property. The lane on NN Road and home near the South end is not part of the property.  The access is the frontage on NN Road.

From Pacific MO (10 minutes): Head South on State Hwy F/S 1st St (turns into Hwy O).  At 4 miles turn left onto Hwy NN.  At .7 miles NN turns left again. Go 2.8 miles to the property. Watch for signs.

Auctioneer reserves the right to refuse to register or admit Buyer at his/her sole discretion.
  • Note: If you are unable to bid Online or are unsure about the reliability of your internet connection, call the Auctioneer and make alternative bidding arrangements by April 16th.
  • Bidding will be on a per tract basis (1 tract only) with a minimum opening bid of $58,000. Minimum bid increments of $1,000, or more, per bid. eBay-style/max bidding. 
  • Bidding opens MONDAY, MARCH 11, AT 11AM CST and will be available until 8:00 PM CST WEDNESDAY, APRIL 17, 2024, subject to bid extensions (Soft Close).

  • TITLE: Sellers shall furnish the Buyer(s) at Seller's expense marketable title in the form of Title Commitment, a proper deed conveying merchantable title to the real estate to the Buyer(s) and tax transfer stamps.  Buyer will pay the deed recording, Title Policy and fees associated with mortgage/financing. Title companies closing fee will be split equally by Buyer and Seller.
  • CLOSING: Closing shall occur within 45 days or as soon thereafter as applicable closing documents are completed. Seller shall pay for recording release from any mortgage. Buyer shall pay for recording the deed of conveyance from Seller and any mortgage title insurance charges. Any closing costs not herein provided for shall be borne by Buyer. Seller shall cause the Closing Statement to be delivered to Buyer at or before the closing.
