Location: Property lays along South Street at the NW edge of Muddy IL, North of Harrisburg IL
66 wooded and wetland acres North of Harrisburg and West of Muddy Illinois. Access will be by a 30’ wooded roadway into the property. It will be surveyed by the Seller and final bid will be adjusted to reflect surveyed acreage.
The property to the North and part of the East and west sides are wooded with cropland on the NE, NW and SE sides. You can see by the trails and creek crossings this is a whitetail high traffic area. The wetland area provides cover, again lots of trails heading in and out of this area. At times this wetland area will provide cover for ducks.

AUCTION TERMS AND CONDITIONS
Online Only Auction: Bidding opens 11/8/2019 (November 8, 2019) and closes 12/19/2019 (December 19, 2019) at 8:00 p.m. CST.
CONTRACT AND DOWN PAYMENT: The attached form will be completed as the sales contract for this transaction. Sale of all real estate is subject to the confirmation of the Sellers. Contract for purchase to be signed no later than 5:00 p.m. CDT December 20, 2019. A 10% down payment of the total contract purchase price will be due immediately after being declared the winning bidder. The down payment may be paid in the form of personal check, business check or cashier's check and received within 3 business days. Earnest check to be made to Buy A Farm Land & Auction Co. Trust Account. The balance of the contract purchase price is due at closing. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING. This is a cash sale auction. Be sure to have financing arranged in advance.
Procedure: Land to be sold as one parcel. Bidding IS ON A PER ACRE BASIS. WE WILL TAKE THE FINAL BID X ACRES OF PARCEL.
Any bid placed inside 5 minutes of close of auction will extend the auction bidding another 5 minutes. This will continue until there are no more bids.
Real Estate Taxes: Co-mingled, $8.49 per acre (2018 paid 2019), prorated to closing date.
Acceptance of Bid Prices: Successful bidders will sign an Agreement to Purchase immediately following the close of bidding. Sale of all real estate is subject to the confirmation of the Sellers.

Easement(s): The attached form will be completed to provide easements for existing utilities on the property, which the buyer will grant immediately upon closing.
Survey: Property will be surveyed by Seller(s). Final sale price will be adjusted to match surveyed acres.
Mineral: Seller will release all mineral rights, but makes no representation of holding title to any mineral rights.
Title: Sellers shall furnish the Buyer(s) at Seller's expense a proper deed conveying merchantable title to the real estate to the Buyer(s).
Closing: Closing shall occur within 30 days or as soon thereafter as survey and applicable closing documents are completed. Seller shall pay for recording the deed of release from the mortgage. Buyer shall pay for recording the deed of conveyance from Seller and title insurance charges. Any closing costs not herein provided for shall be borne by Buyer. Seller shall cause the Closing Statement to be delivered to Buyer at or before the closing.
Possession: Possession will be given at closing.
