Not much timber value, low grade farm ground at best on maybe 25 acres, road frontage on three sides, a fence along the East boundary, thick, does have some older paths that could be cleaned up with a skid steer easily, many good spots for making clearings for food plots, at least some turkey (I did see a hen and four little ones cross the road into the property), obvious deer patch, priced for a quick sale.

You know, we like to see people make good investments on land, and one might say the fact there is no income kind of goes against the grain on that thinking. However, let’s look at it this way; its three square 40’s, all with excellent access, two with access from multiple sides. So....it could be split into 40’s and sold that way for potentially more money.  Also, there has not been a single thing done to improve the habitat or funneling of deer on this farm. With a few food plots, a little skid steer work and deer camera photos of the big deer, this farm's eye appeal will jump!  There is an outfitter on one side, in a 3.5-acre patch of brush that connects this with the bottoms. There is a reason he is sitting aside of this on that small of an acreage. I don’t blame him, thick cover, no food, plenty of deer, eventually the big boys are going to chase a girl out or leave for some food and....bang.  On that north end, it would be easy to clear a 5-10 acre patch for a soybean plot and I would guarantee the late season action would be phenomenal. Bottom line, great deer property, lots of potential, great access and can be made even better all equal increased value down the road. Meanwhile sit back and shoot good deer.
