Sale Method: Auction offering the property in individual tracts, any combination of tracts or in its entirety.

Survey: The property has been surveyed. The Seller will pay 1/2 of survey cost and 1/2 of the survey cost will be divided between the Buyer(s) on a pro-rated per acre basis.

Possession: Present tenant retains spring crop and fall wheat rights only. Possession of cropland at closing subject to tenants' rights. Cash rents will be pro-rated per cropland acre per tract to Buyer(s). Buyer(s) will receive cash rent for 2008 crops totaling $11,492 and wheat acres in fall of 2009 (no double crop) totaling $4,290.
