Sale Method:
Auction offering the property in individual tracts, any combination of
tracts or in its entirety.
Survey:
The property has been surveyed. The Seller will pay 1/2 of survey cost
and 1/2 of the survey cost will be divided between the Buyer(s) on a
pro-rated per acre basis.
Possession:
Present tenant retains spring crop and fall wheat rights only.
Possession of cropland at closing subject to tenants' rights. Cash rents
will be pro-rated per cropland acre per tract to Buyer(s). Buyer(s) will
receive cash rent for 2008 crops totaling $11,492 and wheat acres in
fall of 2009 (no double crop) totaling $4,290. This wheat will be
sown on the South Farm. Possession of house and buildings will be day of
closing. Houses, buildings and past generations "waste areas" sold "as
is, where is".
Taxes:
Taxes will be pro-rated to the day of closing. The last tax payment was
$2,435.
Minerals:
Any mineral owned will convey.
Financing:
Your bidding is not conditional on financing; make arrangements
prior to the sale.
Confirmation
Sale: High bid(s) are subject to approval of Seller.
Earnest Money
& Purchase Agreement: Immediately following the close of bidding,
the approved high bidder(s) will deposit with the Auction Company 10%
earnest money and sign a purchase agreement with the seller. Balance due
at closing which will be 30 days from auction.
Conditions &
Easements: Subject to all easements, covenants, and restrictions on
record.
