TRACT DESCRIPTIONS
TRACT 1: 125+- Acres - Wooded tract of property that offers excellent deer and turkey hunting. With the proper set up, this would be one great wooded duck hunting hole as well as there are a few sloughs inside the woods. Open areas inside the woods have made great food plots that draw the deer in. Lots of mature timber with value throughout this tract of property. Many good hunts have been had on this tract of land and numerous big buck photos taken on this tract of land. Deer travel to and from the islands and up and down the river all year long! 
TRACT 2: 200+- Acres - Approximately a 65-acre island that offers great seclusion and home to many deer. Hunting this island is easy with hidden access points all the way around it. With the right equipment, adding in a couple food plots and establishing the rest as sanctuary, the island alone would prove to have many successful hunts in the future. With the ag field as added income and the narrow corridor that runs South, this offers excellent pinch points and funnels that are proven stand site locations for mature bucks! If you have watched the videos on the website, there is a hunt where one of the owners sat and had numerous turkey and an awesome buck encounter. Don’t let the sand fool you, the deer walk freely between the tracts of land and consider the large ag field a major food source in early and late season. Also, when the river is around 12 feet in flood stage in Chester, this tract offers some unbelievable 4 wheeler riding without ever disturbing your deer herd! Many of our big buck picture were also taken on this tract of land, both the island and the mainland!
TRACT 3: 145+- Acres - Old saying of “never judge a book by its cover” comes to mind here.  This is the absolute best waterfowl hunting spot on the property.  The waterfowl use this slough as their passage on their way to our South end waterfowl sanctuary.  The owners have enjoyed using their portable blinds laid out along the slough and have shot many geese and ducks that make their way right down “shooters alley”.  There is a large ag field located on the South end of the property for income and numerous places for food plots in the borrow pits.  Owners have planted corn in the past and have enjoyed all around hunting because of it.  The borrow pits with some dirt work and the creation of small levee’s would also make great places to flood each year for waterfowl hunting.  The options are endless.  It is also easy pickings as deer move up and down this funnel during the rut in search of does.  Once again, the sand is not only a great place to pattern the deer as they work off the 600 acre island behind it, but it is also offers some excellent 4 wheeler riding. 
TRACT 4: 110+- Acres - One of the owner’s favorite deer hunting holes, this section has it all.  Many hidden food plot areas throughout this tract.  A newly created thick sanctuary and two major funnels and ag field for small income or year round food plots (which is what it has been used for the last 4 years).  Lots of big buck pictures have been taken on this tract as well.  With the perfect timber hinge cuttings, there has been the perfect pinch point created near the rear of this property and during the rut, this particular area has seen the hottest action with mature bucks!  Ask the owners where this spot is when you buy it!  The water to the West is our waterfowl sanctuary.  It holds water most of the year and when everything else is frozen, this stays open.  The amount of waterfowl in a cold winter on this tract alone will blow your mind!  The owners never hunted it because every property needs a sanctuary. This is why they are so successful on hunting tract 3. 
 

 


 

 

Auction Terms and Conditions

Sale Method: Tracts will be offered individually and combinations.
Possession: At closing.
Real Estate Taxes
: Prorated to day of closing.

Survey and Tract Acreages: If the farm sells as one tract no survey will be provided.  If the farm is divided, the tracts will be surveyed the Seller will pay 50% and the balance will be split by the Buyers on a per acre basis. If surveyed, purchase price will be adjusted to match surveyed acres.

Minerals: Any mineral owned will transfer, if any.
Financing: Your bidding is not conditional on financing; make arrangements prior to the sale.
Earnest Money & Purchase Agreement
Immediately following the close of bidding, the approved high bidder(s) will deposit with the Auction Company 10% earnest money and sign a purchase agreement with the Seller(s). Balance due at closing, 30 days after auction (or within 14 days of completion of survey if not sold as a whole).
