Auction Terms and Conditions

Sale Method: Auction offering the property in its entirety. 3% buyer's premium. Property being sold as-is. Seller makes no warranties. Seller is offering a 2% co-broke fee for a licensed real estate agent outside of Buy A Farm Land and Auction Company to bring a winning bidder. The sales agent must register their bidder with Buy A Farm Land and Auction Company 24 hours before the sale. The sales agent must also show the property to the register bidder and attend the auction with the bidder the day of the sale.

Possession: At closing.
Real Estate Taxes
: Prorated to day of closing.

Minerals: All mineral owned will transfer, if any.
Financing: Your bidding is not conditional on financing; make arrangements prior to the sale.
Earnest Money & Purchase Agreement
Immediately following the close of bidding, the approved high bidder(s) will deposit with the Auction Company 10% earnest money and sign a purchase agreement with the Seller(s). Balance due at closing. Closing will take place on or before April 17, 2012.
